CASE STUDY

HOSPITALITY

LeBlanc + Smith, the New Orleans based creators of CHLOE, one of New Orleans’ top boutique hotel and restaurant destinations, collaborated with the Mainland team to solidify a CHLOE Nashville site, develop a plan and to navigate Nashville. The result was the perfect, uncommon setting just outside of the downtown core in Nashville’s coveted Hillsboro Village. Two adjacent, historic 1920’s architectural Colonial buildings were secured, a partnership and financial model developed, and Nashville architecture firms were enlisted to execute the vision. Mainland guided the project capital structure-legal-planning-permitting, obtained the local debt financing and drove the oversubscribed capital raise. The successful partnership continues towards the Fall 2024 launch of what is certain to be a Nashville treasure.

CASE STUDY

ENTERTAINMENT VENUE

Internationally recognized public entertainment venue and brand in pursuit of a large Nashville location collaborated with Mainland to source land, conceptual building design, cost model, plan review and approval, capitalization, and full execution. Mainland was able to educate the partner on all intricacies of the local market and secure prime land in one of the USA’s most sought after entertainment districts. Mainland collaborated and created a code compliant, innovative, and architecturally significant design with a strategic underwriting and capitalization. A successful collaboration is ongoing for a Fall 2025 launch.

CASE STUDY

SPECIALIZED MEDICAL

In 2013, an entrepreneurial healthcare operator approached Mainland to assist them with their expansion into new markets for a forward-leaning operating model that provided transitional post-acute care in smaller-format, higher-finish skilled nursing facilities.  Mainland underwrote their strategy and the market to secure investments for the real estate, acquired and re-zoned a site in Omaha NE, and constructed a 44-bed, well-amenitized facility that was delivered on schedule and under budget for the launch of their operations in the market.  Upon stabilization, Mainland sold the facility to a healthcare REIT in 2015 for the highest price per-bed for a skilled nursing facility in the country at that time.
